It uses every home that has sold in the same zip code, or geographic area, whether it is old or new, out of date or updated, pool or no pool. It doesn't take into consideration the size of lot, size of home, amenities of the community, surrounding businesses, school grade, etc. Did you know, Zillow says it is in business to sell advertising to Realtors and Mortgage Loan Officers, not to tell you what your house is worth? That is the job of your Realtor. The Zestimate is just to get the homeowners on the site. It doesn't have to be correct.
